It's really funny, I started out months ago thinking exactly what you just said about my partner buying the property and retaining 100% ownership of it and I wound up trying to think about all these other ways of doing it because he doesn't want anything to do with the deal process.

Dear landlords,i really need your opinion on this one. there are some agencies here in Philadelphia ( and i assume in other states, as well) that help low-income/section 8 tenants come up with a security deposit. i heard mixed opinions about those agencies, some say it's very hard to prove damages to these agencies, in case one wants to retain the security deposit or portion of it.please, share your experiences, thoughts and opinions.thank you all in advance

You may want to have your operating agreement (and understanding between you) stipulate you as the managing member and the future bro-in-law a member.Since you're putting up the money and have more at risk you'll want to retain decision making control even if practically speaking you'll both will be making the decisions together.

Whether or not it's worth it to you to retain an attorney and potentially take on the costs of litigating the matter down the line depends how badly you want the property and how good of a deal it is.
