I wouldn't brush it off so quickly, I know people participating who are actively organizing their neighbors, it would be wise to keep an eye on the attitudes in our respective areas and be prepared for what could be a challenge for ma's, pa's, and companies alike. 

In regards to the negotiation, the listing price was $40k and we got it down to $35k without much hassle because he remembered that our interactions 17 years ago in high school were respectful.

The other suggestion would be to buy the real estate in your Ira where your DTI is not considered when the Ira establishes a non recourse loan.

I'd echo what @Evan Polaski said about being careful to not just copy something you've already seen.But once you have your content and structure established, I'd recommend going to a template site like Envato to find a presentation template you can use.
