I'm buying my first property with no agents involved and I just picked up a thick stacks of papers from the escrow office that I need to sign.

You will waste SO much time figuring out who peed in the pool or didn't pick up dog poop or didn't pull their clothes out of the dryer or who stole their such and such with a high maintenance placement @Huthaifa Afanah!

He wants to keep the portfolio together and doesn't want cherry picking.

The school district is a plus, but a mom's instinct when picking out a home will be more based on the "feel" of the area.

I am not trying to pick a fight, just giving my two cents. 

Ask them if you pick one up that fits their criteria if they would like to know about it.  

Unless it's general yard maintenance (such as picking up after a pet) I do not make anything the tenants responsibility for maintenance.

I'll pick one.  

Here are a few reasons:If the wholesaler is experienced and good at it, he or she will probably pick up deals better than you will and still be able to sell them to you at a discount below what you would have offered to pay yourself for the property.If your goal is to fix and rent or fix and flip or some of both, you need to build a crew for that and keep that crew working so it stays together.
