Once you get the inspection and pricing from the 203k Consultant (WWU/SOR) and a proposal from a Certified 203k Contractor then you'll know the actual cost of the rehab and if this is a deal or not.Hope this helps!

I have a deal in mind (recession proof), I have a floor plan, I have comps and also I have written a proposal and now I need an investor or investors for capital. 180 rental units from a floor plan suitable for building a high-rise apartment building, apartment complex or gated communities containing brownstones or townhouses.

I've had other conversations with the potential buyer and they seemed to clarify that their proposition is a "subject to" and are proposing a "wrap around mortgage" to help secure up the payment default risk which seems to take some risk off the table from a Seller standpoint.

Some individuals will offer the property management service without being licensed, but you will have to decide if that's a risk you are okay with since that's technically not allowed.If someone has given you a proposal with terms you listed I would be very skeptical and you should proceed with caution.
