IRR is a term used by people selling an investment to others.

So you should definitely check them out, maybe get in a conversation to understand their monthly returns for long-term projects.

People want simplicity more than anything.

I've been hearing about this and understand it's popular in other countries and only starting in the USA.  

I’ve had a lot of people do this with me where they will lend me money on some of the deals that I do and then I will give them a deed of trust, which ties their money to a specific property that has much more equity than the sum of the loans.
