The main problem I see is that if you ever want someone to work on it you'll have to tell them....some contractors then won't do anything unless you have it remediated.

In that case lenders have to pay back all profits and generally a penalty they always lose money on those deals and if you did not disclose your intentions they may blackball you from future loans.

I wouldn't dream of declaring a paid up, properly notified intent to vacate 2 days before.Impatience and RE don't mix in RE on many levels.
