@Rod Khleif I spoke to the owner his main reason to sell is because he does not have the time or money to keep up with the property.

The main problem I see is that if you ever want someone to work on it you'll have to tell them....some contractors then won't do anything unless you have it remediated. 

In that case lenders have to pay back  all profits and generally a penalty they always lose money on those deals and if you did not disclose your intentions they may blackball you from future loans.

If they actually hid something from you intentionally, that's different.   

My main goal is to have a provider who has experience and also strong property management.

The main house has two units and then there a detached garage with a unit above.  

However, I am not sure if I want to do real estate as my main job forever.

I wouldn't dream of declaring a paid up, properly notified intent to vacate 2 days before.Impatience and RE don't mix in RE on many levels.
