Albany GA is extremely poor and population has shrank in last 20 years.

So, now I have come full circle and am back in real estate investing.Current focus is LP investing (invested in first deal last month) and am looking to do 3 to 4 LP investments per year.I am very knowledge on both the LP and GP side of syndications.Goal for BP is to just add value and catch up on what I've missed over the past three years!

1 Year tax returns is doable if you have been self employed for the last 5 years on a conventional loan.

Lastly, they give me the right to show the property during that final 30 day period, as long as I give them a 24 hour notice.

However, considering the last two years' market changes and the increased saturation, I'm curious about your recent experiences.

Lastly, are you collecting anything for tenant placement or are you guys using someone else for that?

I found a niche market for a STR and found a house last year for sale (75k) I put (20k) into it and just got it appraised at (165k) ( AWESOME!) 

Also switch out the last and second to last picture on your listing often. 

I passed this property online last week and it definitely caught my eye.
