If you decide to make an offer prior to it going to auction, get your own agent who has short sale experience to help you investigate the status without alerting the listing agent to the foreclosure.

Find out what kind of issues they have with the property (ie: leaks, hot water, termites, rats, noise, crime, what they think about the other tenants, when their last house call/repair was, what parking storage/storage goes with which unit, etc) You can get a lot of insights and points of further investigation this way.

It's not unusual to require an offer, just make sure it's subject to inspection.The updates made included new roof on both buildings, new gutters,fresh exterior paint on both, new screen doors, poured brand new concrete parking pads for both buildings, and serviced the tree canopy, all in 2016.

There are many lots for sale that are held by the county but there was one in particular we seen that needed small roof repairs after doing our investigation and has 2k nuisance liens, after all repairs are done plus quiet title, will turn out a good investment

You did well to contact your mortgage officer as they might help with the investigation, but you should also dig up your owners policy and give them a call to have your own policy start investigating for you and help you remedy the problem.
