It doesn't happen very often, but it does happen.If the owner wasn't involved... we would have already re-keyed the locks and charged it back to the tenants for changing the locks without permission (against our lease agreement) and not providing us a key.Be advised... occasionally tenants can be like children of divorced parents trying to pit one against the other.

Others want it vacant when they need their children to take care of them when they are unable to take care of themselves.We could make requirements that the empty unit must be vacant for 3-5 years, no eviction history, and must be owner occupied.

The tenants might still drive you crazy, but there will be fewer of them, decreasing your odds of picking a bad tenant.When my children were younger I had some sketchy tenants in one of my buildings from the previous owner.

I set up an account with eRentPayments.com and emailed him the instructions on how to set up payments.Also, when we went in to check on the toilet, we noticed that there seemed to be extra tenants (a girlfriend or roommate and possible children) not listed on the rental agreement.

Yes, 43206 and 43205 are seeing an influx of investor money and an improvement in the area surrounding Children's Hospital, but I personally would not look at those areas as an appreciation play.
