I bet if you posted a Wanted ad in that same category, you would hook up with other investors willing to sell some of their assets.I think a direct mail campaign targeting absentee owners, rental owners, and duplex owners would be very cost effective way to find properties to buy.

The downside is that it upsets the status quo and exposing you to more tenant manipulation (I have personally survived a public smear campaign - it nearly consumed me).If you chose to carry the flag, and I hope you will, I believe it be one additional thing that helps you learn, grow and sleep even better at night.

Yes InvestorFuse is built on top of podio for Real Estate investors, with the help of their staff they can setup your contracts to be printed and mail with a click, e-mail follow, text followup which get's logged back into the activity log for that seller, track activity of each lead (well that's kinda built into Podio anyway) do one off print and mail postcards and track campaign ROI.Their staff has been super helpful although it email/ticket based, scheduled training calls are available, also there's library of recorded webinars.

It is fairly cheap advertising, and can be as small as a week long campaign, although I would suggest a 3-4 week campaign to really see results for the type of property you are trying to get out there.
