marketing Ideas in murrieta CA

Hi everyone, 

Does anyone have some tips on marketing commercial properties that are sort of off the beaten path. i have a 2200sqft suite in commercial center in Murrieta CA in a newer business park. The full property is 70% occupied by churches and a couple medical office suites. I have put it up on every commercial RE website i can find, but bites have been few and far between. Its also up in the MLS and i have sent it out multiple agent blasts out from there and when reverse prospecting thru MLS its been sent out thousands of times. Any advise would be appreciated.
