This would be a buy and hold for us as a place to raise a family, close to shops, A+ schools, its 2000sq ft under air, and only really needs a roof within the next 5 years.

You would need a license to operate Air BnB type rentals from December 2016 onwards.

Yearly revenue is ~$22k and her expenses are around $6k net (not including cleaning, etc which are all passed-through to renters directly on Air BnB, etc).Does this only come down to management?

We setup all of ours on forced air or use mini-splits, and we also sub-meter the water so that the tenant truly pays 100% of all utilities except for common area interior (hallway) and exterior lighting, as well as any utilities ran for coin-op laundry.  

Hi Rohan,I would add that the neighborhoods around Davis/Moffit air force base are a good place for rentals.

Another concern, if you have an open sump liner(bucket) or one with gaping holes which allows you to see the water inside keep in mind that this accumulation of water is emitting vapor into the surrounding air.

We live in Modesto, California.We own a few rental properties in our hometown: Two single-family homes and a "mother-in-law" cottage that we list on Air BnB and is pretty much rented out continuously by traveling nurses.

I am a full-time aircraft mechanic in the Air Force reserve.

The site was an old air force base and when they decommissioned the base they sold off the homes to private citizens.   

I was stationed there for a few years when I was in the Air Force.
