I'm fond of Historic West End and Adair Park for longterm appreciation and good rent yield.  

Another group is the West Michigan Real Estate Investors Club (www.meetup.com/westmichiganreiclub).  

The area between highway 470 in the south and 87th St north, 435 on the West and 350 to the east is a good up and coming area with the Cerner development going on there.

We own a bunch of stuff in Utah and elsewhere in the Intermountain West.
