The ability for any REI to coordinate a steady supply but not an overabundance is certainly a juggling feat.

It took some time for me to turn from thoughts and research into to action, but in spite of the issues thus far, the satisfaction of progress (slow progress haha) outweighs the issues.  

Smaller midwest towns with steady jobs, near transportation, in blue collar areas that a re B/C+ properties.

Ours is still a work in progress!!

I am interested in the property and although i have excellent credit and steady income I don't have the down payment required by the banks (I have only used banks in the past).

That goes back to my first point about your credit, your credit is real money that when paired with a steady paycheck will get the ball rolling for you in REI!

I feel like a lot of that neighborhood is still kind of rough, but the progress of the revitalization should catch up there soon. 

Top down policies alone, no matter how progressive, are not enough to change the dynamic of a city without help from market forces and private investment.
