It is a 14x66 - 2 bedroom, 2 bathroom home with a 12x18 3 season porch.This home is extremely clean.

I want the info to come to me every morning like it does its my routine..

If it has that slimy feel, notice her as an issue and either she cleans it and they stop vaping, or you have it cleaned and bill her and ban the guy.

Had to do some drywall work, replace a toilet because they broke the bowl, and pay for a 2 day deep clean because it was trashed.

With clean out (it was a hoarder house), carrying costs, and the high end kitchen cabinets and counters I bought for dirt cheap, I already have $46k in it. 

Put him to cleaning out the ditches and finishing up the meter pole hole. 

I really appreciate what everyone has commented on this topic, maybe it isn't as crazy after all as for the vacay rental... i would remember to factor in cleaning fees (which could be passed on to the renters) as well as any extra tax for the lake resort.  

Those simplle paint/carpet and cleaning bills add up when you are turning over tenants!

Then I would trim the bushes, clean up the beds, add mulch and some flowers for color.

The unit has been cleaned, but we can still smell the cat, and we feel the effects of the cat dander/urine.
