@Austin Hajjaran out of town investor myself, I will strongly suggest you have a good PM.late rents, repairs & maintenance all will pop up occasionally.It is a ton of work comparing whatever they are making(6%,8% or 10%).

an investor is asking for comps on a property and when I type the address in the mls it has no prior information. No prior rental or sales date? Has anyone ever came across this?

Absolutely see an attorney if you are in a hurry, it takes time to learn as the issues, benefits and aspects of closely held transaction, such don't pop out like bubble gum out of a gum ball machine.I also suggest you have a conversation alone with the attorney and address any family issues.
