One of our markets has a cap on the number of STR licenses with a huge waiting list and very few licenses changing hands over the last few years, so that doesn’t appear to be an option for us in the short run. 

Vegas just moved way up the list for landlord friendly..

I use Zillow Rental Manager for listing, applications, and leasing.

The hobbyists are exiting in droves.. which is apparent by the large amount of turnkey STR listed on the MLS right now.

There were 60,000 new listings and 17,000 sales, total new sellers are 14% more than in 2023.
