I've read that this statute allows taxpayers to to ignore any "nonqualifying" use of a property that occurs after the last date the property was used as a primary residence.

Now there are certain climates/areas of the world that absolutely 3d printing can make a huge difference.The other one that i have been watching is companies like boxabl, who can make tiny homes and are looking to further advance modular homes - I am curious how that will pan out - last I read they were being investigated by the SEC

.- Property now rented for $1000 per mth- Current Value Estimates: Redfin - $114K, Trulia - $113K, Zillow: $113K; still doing research on comps because the area is hit and miss so last I saw was a projected $100K***************************************************************************************************************************- Navy Federal Credit Union say they can do 65% of original purchase price in cash out refinance - $34K- Hard-money lender offered $30K at 9.9% for 6 months as rehab loan, which I'd use to replace roof, windows, doors, and cutdown at few trees;  then cashout refi for 50% of the appraised value between 6 and 9 % depending on personal credit.

Yes I did a cash out on the duplex last summer, which is how I bought prop #2 (single family) I don’t think I have much equity now so I may need to wait a few years if I decide to do a 1031

I did have a big problem last week where it set my summer prices on Airbnb at $100+ per day lower than on Vrbo and Houfy, and that caused me to lose $600 on a 5 day booking.
