I believe that real estate is the last great industry that needs to go back to the "master/apprentice" model.  

im not really budgeting myself like this because i can't afford a billboard I just personally believe in minimizing costs as much as possible and as much as i hate the food at mc donalds i love there business model (sell allota fries start a mega potatoe farm etc...)  

I have been in almost every unit for initial intros and look-around to address known issues and both properties were fully inspected inside & out professionally prior to purchase.I plan to get inventory of the make/model of appliances (in case of repair/replacement in future) and working condition. 

Depending on your assets and strengths, FOCUS your efforts on whichever business model best utilizes those assets and strengths.

I try not to change the world to suit my models but I also do not blindly follow market sentiments without regard to my calculations.
