Love the sun and true mild winter vs. snow and bitter cold. 

I'm a good ole Boston Yankee living in southeast Texas (where it doesn't snow) with previous experience in real estate marketing looking to learn and grow into buy and hold investing.

If you are located in a market that reguires snow removal make sure your budget includes that.Always do the numbers on it and try to look at it before you make an offer or at least have a clause in the sales contract that allows you a little time (about 15 days) to make an inspection and possibly back out of the deal without a penalty that exceeds your earnest money amount.

Besides, "responsible for outside upkeep" implies lawn cutting, snow removal etc.

Your calculations did not include snow removal / landscaping / water/ sewage.

Plus it looks like you didn't account for landscaping, snow removal, possibly water/sewage bills. 

Some of these have a solid enough structure that the floors are largely level, but structural work is pretty common in our area.The porches, however, are frequently built to slant downward from the house to shed water/snow. 

Then we have the start of winter, pretty snow falls, it's so nice, for about a week. 

No snow skiing or gondolas to the top of the mountains.
