The property manager for our HOA charges $35 dollars per hour (minimum of two hours) to find a homeowner requested document (which is in a computer).

She thinks the docs are good but they could be better so that if ever my co-owner doesn't pony up their share I can take over their property just like any other HOA.

Be careful of some of those HOAs as they are often expensive, underfunded or prone to unnecessary harassment (or all three!)

I was on an HOA board where a guy threatened to sue because he slipped on some ice in front of his unit.

They prefer property that does not have an HOA in place.
