.= appreciate your work more...if let's say their voucher is for $1,500, please consider this also includes utilities allocation so your actual total pay may be $1,300. bonus points for a lot of insulation in the walls and attic+-crawl space. my local HA has some discounts available with local vendors for energy audit and property insulation/green stuff. you harden your property by going to nice and  abuse-resistent: check your local competition and go one level above. kitchens and bathroom sells the property. also go directly to the heart of the head/ lady of the house!!!

The lady processing the loan said she understood, because her dad does the same thing, but it wasn't her decision.

After hearing all the horror stories from basically every corner, we chose to keep our old house and rent it out to a lady and her kids on a two-year lease without knowing a thing about how to be a landlord.

I rented it out to a lady who needs it for three months because her current home, which she owns, is being rented out to snowbirds.

On was an elderly lady who admitted that she has been late with the rent, but it was because she was sick, but she does pay.  

Wow looks like I need to talk with that Suzie lady some more!

We also got “in” with some of the leadership/coordinators of the housing authority, and even eventually hired one lady part time at the pharmacy.

I like the idea of a discount for good tenants, great advice. thanks Neal would the new landlord cant raise the rent a certain amount rules come into play.also when I had that lunch with the lady from the DRE  she was mentioning something about needed a PM license if you owned the property in a LLC and were self managing..
