Also Thanks @Helen Kirk for getting space at your work, @Evan Crawford has also offered the 360 realty office on Opelika Rd. in Auburn and I know they have a great space with a big screen and the resources to take a look at properties if the need arises.

I've been trying to do my homework and protect myself as far as screening borrowers, analyzing and asking questions about deals, and making sure I'm on the title and hazard insurance, funds are held in escrow etc.

@Eric Metz The problem is that one of the usual metrics to do a quick screen, the 50% rule, doesn't work on low rent properties. 50% of a low rent amount won't allow you to cover the big ticket items.
