I am looking to start my real estate investing career with a government mandated move to the greater Saint Louis/O’Fallon, Ill area.

It doesn't come up on the boards, but I've spoken with investors who stay with real estate only because they are unable or unwilling to pay the tax or ill-equiped to invest in anything else.If your goal is real estate, then you should tap that equity somehow and leverage some more. 

Now I put brand new mobile homes on land and I cannot do them fast enough.Any other specific question list them here and Ill do my best to answer.

This is a prime example of the investors on here that want to go into Detroit yet are ill prepared.

Ill give you a hypothetical scenario: Lets say the ARV of a house is $350,000,$ needed for repairs is $35,000,and my wholesale fee is $10,000.The formula I use in NJ is going to be ARV*80%-Repairs-Wholesale Fee = Max Allowable Offer (MAO).
