The front range isn’t widely considered a great market for flipping at the moment.

I try to do the best I can but if the gap is too wide for expectations versus realities then it's a no go.If you do go for all cash try to see what market rents are and get below market for that area.

I would start by finding strong comps in the area to determine a conservative ARV since $300-500k is a wide range.

There are wide differences between different metros and urban/rural divides for lots of states.

Is it just an Az thing or is it nation wide?

They’ll be 2’ wider so instead of a 28” wide staircase we will have something much more useable.

Thought of this when speaking to a lot of investors both far and wide about their profit margins.

For too long, the NY landlords (especially upstate) have just kept their heads down and been good soldiers, paying our taxes and providing affordable housing through ethical business practices.
