So you identified your property during the 45 day window and you aren't going to be able to complete the transaction before the 6 month expiration?

Thank you guys, I had a look at the property yesterday and it is renovated recently with new windows and fire safety and city audit done just recently but overall the house looks creepy!

I need some advice on windows. 

I get so excited to buy, all my evaluations go out the window.

It has some deferred maintenance I need to address (roof, windows, etc) before deciding whether to keep or sell.

The property is near Ohio State University and rented to students which leads me to believe that a lot of the repairs are going towards tenant damage, is it possible to write certain clauses into the leases that would have the tenants pay for any repairs they willingly caused (i.e. broken doors or windows)? 

I can throw a rock outside of my window and hit 10 cash buyers.

Menard's has better prices on some things (basement windows) and carries things in-stock that the others don't, like solid wood six-panel doors.
