Starbucks has the ability to select upcoming neighborhoods for their stores to be built due to the fact they have a team specifically for this reason by using demographic and property data , buying up these locations before home prices increase in value with the average home within a quarter mile of a Starbucks rises in property value by 96% don't quote me on this, I heard all of this from a YouTube video so I was wondering if any fellow real estate investors have any evidence that this theory is true so we all could piggy back off this by looking into future Starbucks stores being built?

When I self-managed C Class properties, I would put the requirements for tenancy in the rental listing (3x rent in income, 1-month security deposit, criminal check, etc.), and then when the potential tenants called in, I would speak to them for a few minutes, explain the requirements, get some sort of verbal confirmation on some or all of the requirements, and then invite them to different showing times I had set up.

This is a good time to open up the place and make it 'great room'.IMO, this is way more than $40k Rehab cost...you're almost doing a complete 'to-the-studs' remodel here.....Hint - you'll need to run a ground to every outlet and switch, plus adding a lot of outlet locations and in some rooms it will be easier to just demo the drywall.
