Unfortunately they aren't, so there are currently other markets, some nearby, that make much better financial sense for investing.

I could even buy a couple 15-20 unit complexes in Florida where I make six figures after all expenses, though I'd want to move there to either manage or be nearby.

I have driven by the place quite a few times - only thing I did not like is there is a power station right nearby - but that is just me being nitpicky @Guyoz Golan

Fortunately, there wasn't a problem with our property, but unfortunately, the 36" pipe that feeds water to the ENTIRE city of 30,000 people broke and on top of that, because of flooding from the nearby river, the part where the pipe busted is underwater (it usually is not underwater).

I saw some ads in the nearby 6 bedroom apartment for 4300 with all utilities paid by the landlord.

No garage. 2/1 apartments nearby rent for $600 and I calculated that buying it at price I would need to rent it for $850 to cash flow at 11%.
