As a listing agent, I love when unrepresented buyers come directly to me, not so much since I can make more commission, but because I know that buyer is going to pay more and waive contingencies than if they had proper representation....then I convince them what a good deal they got, and how smart they were for not getting another agent involved. 

@Rodney Phillips BRRRR involves much more work and risk, but if done right it can expand your portfolio much quicker.

I've come across this before in regards to deadlines and have actually had attorneys get involved..

Thinking about going to an all day event of his in a week or so and I know part of it will involve up-selling his coaching services. 

I haven't been particularly involved in wholesales, but have been heavily involved with full gut renovations and add-a-level projects (since 2010).  

I don't do it on VRBO because of the cost involved.  

This is the part of my story that isn't repeatable as it involves getting run over by a truck and Flight for Life.

The CVS option sounds viable if there are no fees involved.

The danger is if someone in the chain doesn't perform, lots of people are involved and lawsuits could get started if it didn't go properly.
