Evicting someone for anything other than nonpayment of rent is very hard to do in CT and is very costly when you start adding everything up.If having non-smokers is important to you going forward, when you fill that unit again just make sure to clearly state it is a non-smoking unit when you advertise it for rent.

Have you tried to contact Xcel or Center Point,, They have landlord forms you fill out on line for your tenants,, the service cost is put in tenants name but your also on record for emergencies and notified if a shut off is going to happen..

After we bought the house, we found out through the president of the HOA, in passing, that they use our well to fill up the community pool every year, adding "don't worry, you don't have to pay for it or worry about it." 

While I think your book is filled with the most amazing information, I have to say that I would much rather be listening to you read it as appears to the guy you used.

What are your thoughts about just filling out a generic PA from office max and having the title company hold that along with the earnest money?

@Ota Odibo That really sucks, this weekends event is going to be filled with tons of great information for all types of investors but work is work and for some people the money from work is worth more than the knowledge they would learn so to each their own.We try to have an event every Sunday (That we can) and every week the information is usually different or a continuation of the previous weeks talk.
