So fast forward two more months to today (2 more months rent @ $2,450/mo), and factor in that our state just recently extended tenant protections for those tenants who do not pay their rent until July (at least 5 more months @ $2,450/mo), and it could actually end up being over $41,000.

99.99% of listing agreements are exclusive (so if the seller were to find their own buyer outside of MLS, their agent still negotiates the deal and gets paid) and extend beyond the property going off MLS (so you can take it off the market today, find a seller next week but your agent still negotiates the deal and gets paid).

In olden days one could present a utility bill showing proof that one lived at the address ... guess that's history ...I offered her the opportunity to extend her lease for 6 months at a higher rent, but she is refusing to pay for a background report since she doesnt understand what information it will provide.

The tenant had painted the walls without permission, and they painted right over the electrical outlets and allowed the paint to drip down over baseboards.The tenant had allowed water to leak under the kitchen sink for an extended period of time and totally rotted out the cabinet and the floor beneath.Every appliance (7 years old) was trashed:  Nearly every handle was ripped off, dishwasher full of something disgusting that rendered it ruined, oven caked with burnt something or other, dryer broken.Several holes were found in the walls.
