Over decades of data multifamily has averaged 10% vacancy, 50% op ex, 1 to 2% rent increases annually.

Our OP gets offended by the thought of such unruly things.Also, I don't think OP is considering marriage as being a reasonable option (see reference to commitment of dating for 4 years) because the majority of marriages are destined to fail, but business relationships with girlfriends of 4 whole years do not?

If you really deep dive into the LLC structure you'd find me.For the OP:  If you're trying to sublease from someone, then you could always ask to see their lease to make sure the lease offers that ability. 

hello, to the OP, any updates?

We are seeing apartments that can handle more sqft but not density doing things like dual master units (two couples split unit) to help drive up returns... or even co-op housing.  

I ask because the OP wants 300 units that cashflow $180/mo each.
