The place has to appraise out, buyers often agree to pay too much and a lender can kill the deal and there are unlimited aspects of deficiencies that a lender can refuse to take a property as collateral.

I know how to handle the mortgage aspect ( private seller carry back and double true value) but it appears we have a very bad actor in AU... let me know and I will hit you off line.

Any experience in this aspect would greatly be appreciated.
