A substantial EM should eliminate this concern, and by substantial I mean 5-10%, with a reasonably short closing date, No inspection or financing contingencies.

For a total rehab when you get a 1 or 2 page contract with a great price , but very few specifics , and then you get a 40 page contract that is 50% more but it is so detailed  it has every contingency covered .

Chris,My first question is can you get your money back (Ernest) due to the contingencies put in place not being remedied?

This same guy had a Broker submit a complaint to our local REI for an ethics violation for providing a letter of good funds on a contract with zero contingencies.  

You've allowed THEM an $8.5k contingency!

Our standard one currently states that buyer will deliver the inspection contingency removal addendum with a complete copy of the home inspection report, or they will provide a standard release agreement.  

MAKE SURE YOU HAVE CONTINGENCIES IN YOUR CONTRACT.

If its ok after a walkthrough should I make an offer contingent on inspection and due diligence?

We ultimately had to give up buyer side commission along with the standard cash and no contingencies offer these days.
