@Brie Schmidt discusses how budgeting could assist you with your $10k effort.Consider reviewing craigslist for your area as a resource to confirm available area rents, as does @Michele Bruce per her podcast.We don't give away fee to PMs for tenant sourcing or screening.You'll need a relationship with your tenant and it should begin before you agree to have them rent your place.Landlord work early in an investing career tends not to be an arms length effort.Be wary of trying to make it so for any stage.Yours is likely not really a question as to what to do with the equity you have in the home but more as to whether you want to be a landlord and whether your market is tenant rich.Good luck.

If they have an online service then you should celebrate because chances are they will at least allow you to look up by parcel number and will generally have you bill, with your name, and your mailing address listed.This will give you the most up to date details on who owns the houses your wanting to find.Get even more inventive and have somebody create software which automatically pulls this information and puts it into a spreadsheet for you =) That's the best.

Jim,I don't think it is a crazy idea to self manage the property until you get a few more properties but here are some things to consider with a property that is an hour away.1) Condition of property - if the building is older you may possibly have more maintenance to consider versus something that is newer.2) When there are minor maintenance calls, I often have a handyman to go over while tenants are home and fix the issue, I confirm with the tenants that everything is okay, and pay the handyman.
