Matt, I spoke with a company yesterday that said they do engineering in-house, and part of their package is coordinating with the customer's local building codes for the MEP, roofing, structural foundation, etc. and obtaining a (Colorado) engineering stamp.

I also don't have the best credit either I cosigned with my dad on the house webought cause i had credit score of 780 at 21 years old but the debt to income ruined my credit as well as a car i lost cause i couldn't find work in 2009-2010.

I agree with other comments above that $10k is not enough to invest in a buy and hold property yet, but you might want to take a look at an article I wrote about an alternative where I invest in portfolios of 10 SFR at a time, that are co-owned by the managers who are local to the properties in the midwest.
