awhile ago someone had posted a list of items which can be deducted from security deposit after tenant moves out  ex: cleaning services Anyone know how I can find it again ? 

Then once that’s cleaned out, buy undervalued properties cash, rehab, refinance and repeat

Although, I have turned the property I am currently living in (I own) into a duplex which would allow me to rent and move out into another to have as primary residence. will this make things easier?

@Nabil Suleiman  As this would be my first property, I feel that buying local would be easier for me to manage and learn from. 

Question is , if i cant get a hold of him, how do i start cleaning up water damage, and can i assume he is not coming back to claim his possessions?

There is no way I am going to clean the house, wash the sheets and whatever else for $10 a night.
