I have now jumped to a more abstract approach contacting extermination companies carpet cleaning companies  and other sources that come in direct contact with landlords And have offered them incentives for leads for those who know landlords ready to sell.

Current Rent Roll so you can see if tenants are paying and up to date.A copy of lease agreements so you can see when each lease is up, if a tenant moves out while you are closing you may have to pay to have carpets cleaned/replaced, repaint etc.
