HELP!!! Calculating The Numbers on a 32 Unit Apartment
Hello Bigger Pockets Family,
I am brand new to real estate and investing. I am currently crunching numbers on one of two deals that I was interested in, in the Greater Saint Louis area. I have an offerings memorandum to one of the properties which includes the rent rolls and the proforma. I am having trouble crunching the numbers accurately. The problems I am running into are due to gaps in certain payments like maintenance and carpet cleaning. I understand that if it is not listed for a previous year that indicates possible delayed maintenance that needs to be considered when calculating the numbers. If anyone could help me crunch these numbers accurately that would be great.
