Much of the way the retail market works, a MB has become more of a clerk and less of a loan engineer or underwriter.

I was born and raised here but moved to Nashville and resided there for the last 4 years for school to complete my architectural engineer degree.

This is something that most CPAs know about but don’t do for their clients because they don’t have the engineers and expertise on staff to do it.

I have seen some very bright  and real estate savvy people get burned by seemingly trustworthy builders/rehabbers.  

Taking the (or not) 3% received from purchase to fund the engineering needed for building and doing the architecture work myself.  

Some tax lien gurus have done a good job of search engine optimization and get their website listed above the state websites.

Half of it actually burned in a fire a few days ago...luckily nobody was hurt.

This is just learned from years and years of watching other brokers and agents get burned trying these kind of things.The war stories they tell and I say to myself I don't want it to be anybody but better THEM than ME !

You will need to have close relationships with a civil engineer, land attorney, Zoning official, site contractor, real estate agent and lender.3.
