Will-

Disagree that an agent with more than 20 years experience is a must. I have less than a quarter of that experience but I find myself much more in tune with the investor mentality than many agents, including many of those with 20+ years experience. Both investors and agents have told me that, including the ones I have showings with in three hours.

Eilzabeth-

Trust. No one wants to feel used, and they especially don't want to feel used without being compensated. Be up front that you are looking to purchase, but won't purchase bad deals. A good agent should understand that, and act accordingly. Plus a little food and/or beer never hurt, but this is a fine line you're walking of offending me. I think if you are buying until you close a deal, that's cool. After you close a deal, let me buy and we can discuss the next deal.
