I really hate to be threatened. having 40 tenats with my phone number and texting me is a pain worse than death  LOL.. your sitting there staring at your phone all day long and texting is hard to do for me.. but I see other wize around their little phones.. its amazing as I travel the country I do a lot of airport time.. and in the private lounges or out in the concourse I would say 75% of the folks are staring at their phone doing something..

Lastly, I always buy their lunch if they travel to see me and don't insist on paying, but I never tell them that ahead of time haha

It's also worth noting that I travel a lot and will not be in the home most week nights.

Im located in Pine Bluff and frequently travel to Conway.

We get a lot of travel nurses and doctors/residents and I thought this would be a good idea for a renting the rooms.

So that tenants can still travel to work in the bigger towns within a resonable timespan.

Our friends put a $277k offer in on an un-finished home within 20 miles of this one that would require at least $90k to finish it to their plans, hopefully they can swing this $350k property & accept the extra travel distance.
