Do you already have your funding situated to have a GC come on property visits with you? 

I intend to use the laptop for real estate and some personal use but I kind of see where you coming from.

Haven’t been there in a year but love some realtors there and if I get a chance to visit I’d love to pick your brain about that area too. 

Referrals from people you really know are a great way to start as well, though if you need to expand your referral pool (like if the people you know aren't looking at the same kind of investments) BP is the place to go.As an FYI, the average rent for our props is $950, so certainly not CA rents, but not CA prices either.

I agree with your first point as I have spent countless hours (in the evening after my day job) studying our market, looking up properties, visiting them, analyzing them, getting my finances in place, etc.

I do kind of regret not buying rentals there during the crash as I decided to buy a house to live in the L.A area in 2010 instead , it worked out well but returns would of been higher there .

I believe they do so it's kind of moot.

I visit and analyze the property, and estimate rehab costs (with experienced inspectors and contractors), add a buffer for unexpected repairs, and provide a financial model with an ROI comparison of a traditional rental vs. short-term rental.Any guidance/tips (positive comments only please) would be greatly appreciated!
