I'm considering finding homes that just have swamp coolers and putting in small duct air systems for their energy savings and ability to help them compete with newer builds. 

That is actually a great value add to a rental property for the small cost involved.

My advice is for this small piece, don't goto the agent, rather try to sell it to a direct buyer.

The APIs are not too tough to use, and I would recommend picking a handful where you'd get the highest value and trying to build out a small MVP that could do those for you.AdWords are also a decent outlet for your existing sites, but I imagine you've looked into that already and maybe even have it covered.

That's why I sometimes try to exceed their expectations on the small things, so hopefully they'll be more willing to work with me on the big things should they ever come up.
