@Sherwin Vargas attendance at our local REIA has been through the roof, literally standing room only, probably at least 50% more than a few months ago and all new faces.I'd had coffee with one new investor who said that at least one guru was coming through town, with a "free" (teaser) seminar in January and the (first) one that costs money in February, so I attributed it to that, but if even more are coming through town then I guess they're going to have to get a bigger room (lol).I did my time in seminars-ville in the mid 2000s so I won't be going to the latest round.

But saying "gee willickers mr consumer you sure are right the rules are dumb but what can you do, this darned technicality" (snaps fingers) is, in some eyes, "good customer service" (especially since the person saying that knows you can't fix it in a week or a day, if you could then they'd have a reason to actually be accurate, as it stands there's zero incentive to be accurate, they're just trying to push you along so they can work on the next loan number, since yours is about to be denied [they are paid in part by the hour, but also in part on production of approved/closed loans]).Here's what's actually jamming you up.

My prediction will be that the results will be completely random.If 7 out of the 10 people doing this all can show concrete data that probates cause far more deals to be signed, I will stand corrected.

Keep in mind the TAR lease is for licensed REALTORS to use; it is not for layman and may not stand up in court if you are using a form illegally.I've seen hundreds of different leases over the years and the BiggerPockets version is far better than most.

I bought a small mobile home park 5 years ago and I've done numerous repairs, moving people's stuff out into the grass with the sheriff standing by, repairing broken water pipes at 1:00 in the morning and on and on.
