@Elizabeth Wilson  the fact is with a city like Memphis the out of state / country buyers are market makers.. they help far more than they hurt.. they keep prices from imploding.. there are not enough Memphians to buy all the rental houses. with out  your out of area investors prices would have crashed and rents as well as you would have a ton of vacancy and landlords competing for tenants.

Also, I am using digital signing because I frequently lease to students who share an apartment for 1 year, so there's often at least one tenant out of the country, or not in Tampa, when they sign.

I have a tuned lease package for individuals, but I don't know how much of it will apply in this situation.The interested business is most likely going to use the property for work visa immigrants to work in a nearby resort, probably from eastern European countries, but this is just a somewhat-wild/somewhat-educated guess based on local activity.

If you settle in the eastern part, you get the beautiful Great Smoky Mountains.
