Hi @Omari Heflin, the only way to find MF off market deals is by sending letters to owners .... and or building relationships with commercial brokers.

Competent appraisers will not work for AMCs so mortgage-related appraisers sent by banks are often bottom of the barrel.That said, I often have to ask why people assume brokers comps are correct?

I think its up to the realtor.. but generally speaking.. if a wholesaler gets a listing and double closes it or assigns it listing broker was probably asleep at the switch..

I'm also not sure if I were to get a job working under a broker if they would even allow their agents to manage properties on the side.   

They very likely will give you brokers/appraisers/title companies that they have done business with.

IE there is no customer service department.. title plants are not on line and just a click away like they are on the west coast... etc etc.would help if you actually described what it is you want them to do for you that you consider investor friendly.Boy traffic in AM CAN sure has gotten horrendous..
