Hi Travis,  Basically, you can see properties listed on the MLS through one of several web sites such as Realtor.com, Zillow or Trulia.  

Does anyone have suggestions for other apps or web sites that may be more geared towards finding MFR properties? 

It's best if you had some web information to reference  prospective buyers to.

But, once you have the property under contract, and then once you sign a contract with the end buyer, and once you get to closing, THEN the end buyer delivers all the funds to closing (not a 100% EM deposit), THEN your transactional funder will release his funds..
