Regardless of the report it doesn't really pass the eyeball test which is our bigger concern for discriminating buyers.

I simply want the info I need to learn and go take the test.  

I believe that real estate investing offers the opportunity to take as little or as much risk as an individual can sleep with which is my test.

Baltimore is full of deals that easily meet the 2% test, (monthly rent is at least 2% of all it price) With a little bit of searching you can get in decent homeowner neighborhoods and still meet that test.

I would recommend that you spend more time screening the broker who you will associate with, making sure that you have opportunity to lean along the way, instead of worrying about which course you take for the licensing test.  

These are very tricky an I don't know of a person who can pawn off a good contract that will pass through all the "tests" involved.
