Curious on your thoughts here: I have a 3/2 in Arlington, TX at the end of a cul de sac and up on a hill. It has two large retaining walls - one in the front and one in the back that are deteriorating and should probably be replaced. We have planned for the front wall to be replaced but didn't budget enough for the back. Is there value in replacing the rear wall as well? It is still structurally sound but only has a few years left at most. Current material is railroad ties. Estimates have been about 10k to complete the back. Is this something that would add value to a rehab or just a sunk cost? How would you proceed?
